Heimstaden is applying OpenAI tools across residential property operations, from preparing vacant homes for rental to analysing environmental risks. The company says the approach is intended to support employees and improve business processes, with staff retaining responsibility for reviewing AI-generated work and approving decisions.

The company’s leadership chose OpenAI in June 2025 after evaluating several platforms. Its stated ambition is to move towards buildings supported by systems that can anticipate needs, coordinate work and assist decisions across the property lifecycle.

One focus is the process of returning a vacant apartment to the rental market. Heimstaden uses AI to support pricing recommendations, create property descriptions and virtually staged images, review live listings against quality standards, and provide market feedback to letting teams. In the Netherlands, the company says the cost of producing a virtually staged image has fallen from about €50 to less than €0.10, a reduction of more than 99%. It estimates potential annual savings of €130,000 in that market.

Heimstaden has also used Codex to analyse environmental risks across its portfolio. Julia Erlandsen, an environmental sustainability analyst without a software development background, used the tool to help find, clean and standardise data, check its quality and build repeatable processing pipelines. The company reports that 20,112 assets were assessed and more than six million rows of data were generated. It estimates the work that would have taken five people a year was completed by two people in two months, without external consultants.

The company says half of its employees were using ChatGPT Enterprise within two to three months of its September 2025 launch. A central AI transformation office shares examples of use across the business, while employees use approved tools under data-security rules and remain responsible for checking content before sending it.

Heimstaden is also rolling out a Procurement Intelligence Platform that combines workflow automation with OpenAI models accessed through APIs. Designed to work across Outlook, SharePoint and Teams, it supports contract analysis, negotiation preparation and contract lifecycle management; employees retain responsibility for commercial decisions and approvals.

For the longer term, Heimstaden is co-developing Amplio Estate, a property management system designed to support AI-powered workflows through MCP. The company says the goal is to let employees use AI tools such as ChatGPT to retrieve property information and act in core business systems, with human oversight.
